Units in occupied community turned in only five days!
Following the success of the 80-unit Turnagain Arms rehab in Fallbrook, Sun Country Builders is grateful to Community HousingWorks for the opportunity to carry out yet another occupied, multi-family rehab assignment. This one was at Oak Knoll Villas, a 52-unit apartment complex in Poway, CA, which was built in 1978.
In coordination with a relocation schedule which was most efficient for the complex’s owner, Sun Country Builders completed substantial interior renovations to groups of units in just five days, including new kitchen and bath cabinetry, new tubs, sinks, and fixtures, heating and air conditioning systems, flooring, and paint.
On the mechanical side, Oak Knolls had been served by two boilers and a troublesome underground re-circulating hot water system, and the complex was suffering frequent slab leaks from failing water lines. The underground system was abandoned and high-efficiency rooftop boilers were installed on each of the six buildings. Every apartment was re-piped for new hot and cold water supply lines from the rooftop boilers during the course of the five-day interior rehabs.
Outside, tired and dated mansard roofs were demolished, and a cleaner façade was integrated into the buildings, incorporating striking two-story-tall entries, with stacked ledgestone, and tile accents. Roofs were replaced with an insulated, energy efficient roofing system, and dual pane windows were installed throughout, and the results were immediate: improved comfort for residents, with decreased energy consumption. The grounds were improved with water-wise plantings and irrigation, a new tot lot was installed, and the parking lot is being resurfaced. A modular community building was installed by a separate contractor.
