Knowledge and Skills Required:

  • Solid experience in the construction and management of multi-family development projects from scheduling through buyout and ultimately project completion in compliance with the plans and prime contract.
  • Excellent Leadership/Supervisory skills.
  • Comprehensive plan-reading skills.
  • A self-starter with the ability to organize and plan a project and set priorities, with the support of an experienced administrative team. 
  • Positive attitude, and the ability to work well with the client, the architect and other consultants, on-site staff, subcontractors, and so on. 
  • A commitment to customer service.
  • Strong written and verbal communication skills (clear, accurate and diplomatic)
  • Team player, able to get along with and respect others.
  • Strong follow-up skills, no balls dropped.

Education and Experience Required:

  • 10-15 years of Multi-Family Construction and Site-Work Experience, Bachelor’s Degree preferred.

    Primary Duties and Responsibilities include:

    • Complete assigned duties with an exceptional level of accuracy and timeliness
    • Implement project start up and close out procedures as directed by the Project Manager
    • Assist Project Managers in the Subcontract/Buyout process, including but not limited to, bid analysis, subcontract document drafting, and Purchase Orders. Compare and analyze proposals for completeness.
    • Acquire an understanding of all Subcontract scopes of work, subcontract agreements, project plans, specifications, and prime contract with the Owner
    • Create list of required submittals and pursue Subcontractors. Upon receipt, review submittals for completeness as per project plans and specifications.
    • Upon receipt of changes by Owner, Architect, or Engineer, create Proposal Request and forward to applicable subcontractors for pricing. Follow through with Subcontractors to ensure all proposals are received. Analyze proposals for completeness. 
    • Assist Project Manager with maintaining the project schedule.

      Bid Coordinator

      Responsibilities: (not all inclusive)

      • Manage Bid Solicitation Process
      • Prepare subcontractor bid lists and invitations
      • Communicate with Vendors and Subcontractors to solicit pricing
      • Collect, Organize, and Process subcontractor bids and communications
      • Maintain subcontractor database
      • Maintain estimating schedule
      • Administrative support to Estimating & Self-Perform departments
      • Manage digital and paper construction drawings, specifications, and project information
      • Preparation of bid forms
      • Position is in-person, employer office-based
      • Experience with basic quantity take-offs a plus

        Requirements:

        • Minimum 1-2 years construction industry experience.
        • Requires 1-2 years of administrative experience.
        • Strong computer skills required including Excel, Word, contact database systems, computer file management
        • Strong written and verbal communication skills.
        • General knowledge of construction documents and how they are organized
        • Goal Oriented, self-starter, well organized and able to establish priorities and deadlines.
        • Adaptable to a dynamic, fast-paced environment
        • Team player with the ability to get along and respect others
        • Candidate must display ability to be open-minded and teachable.
        • Emphasis on timely, accurate, responsiveness to project tasks and inquiries
        • Bluebeam, E-takeoff (or similar electronic takeoff software) skills a plus.
